In short
India's third-party logistics sector has recorded cumulative gross warehousing absorption exceeding 110 million square feet between 2021 and the first half of 2026, establishing itself as the dominant occupier segment in the country's warehousing market, according to a JLL report. The sector consistently captured 28% to 42% of annual warehousing demand, with average deal sizes growing 25% from 100,000 to 125,000 square feet, driven by network consolidation and a shift toward Grade A facilities. JLL highlighted that Grade A rents grew at a compound annual rate of 4.9%, reflecting occupiers' willingness to absorb higher costs for enhanced operational capabilities, while talent retention and technology investment challenges remain key hurdles.
